Woodland Hills homes, with the pool and the court in the frame
Flat-lot ranch homes with pools and tennis courts, hillside view homes that climb toward Mulholland, and houses a few minutes from Warner Center. Photos, video and drone in one visit.
Big lots, long evenings and a yard worth seeing
Woodland Hills sells on space. A buyer scrolling on a phone wants to see the whole lot, the pool and where the evening sun lands before they commit to the drive out on the 101. We shoot photos, video and drone in one visit. You'll have photos and drone the next morning, and the listing video follows in 2 to 4 business days.
The neighborhood runs from the condo towers and offices of Warner Center, near Topanga Canyon Boulevard, to streets that climb toward Mulholland Drive. In between sit the ranch homes this end of the Valley is known for: long single-story houses on big flat lots with mature trees. We shot one with a pool, an outdoor kitchen and a tennis court that lit up at dusk. The lot is what makes that listing, so the lot gets the coverage.
Buyers ask what's close. Pierce College, Serrania Avenue Park, the restaurants along Ventura Boulevard and the Calabasas line all come up. Tarzana and Encino are a few minutes east, and Canoga Park and West Hills sit right over the other side. A listing that shows the setting along with the rooms answers those questions in one scroll.
Flat-lot homes here get compared by the backyard: the shape of the pool, the patio, the lawn and how the light drops behind the trees. So we shoot the yard at blue hour as carefully as the kitchen at noon, and we keep the house in the frame so a buyer sees how the two connect.
Hillside homes south of Ventura are a different job. The view and the privacy don't show from the street. A drone pass shows how the house sits on the slope, and a video walks from the front door out to the deck the way a buyer would.

Learn moreWhat does Woodland Hills real estate photography cost?
The same as anywhere in LA: priced by the home's size. Photos start at $250, and listing packages run from $650 (Standard) to $2,200 (Signature). You see your exact price before you book.
Do you shoot the flat-lot ranch homes and the hillside homes in Woodland Hills?
Yes. A ranch house on a big flat lot gets the pool, the patio and the yard at blue hour. A hillside home south of Ventura gets the view, the deck and a drone pass over the slope. Photos, video and drone happen in one visit.
Does summer heat change how you shoot in Woodland Hills?
It changes the plan, not the result. The west Valley runs hot in July and August, so we can shoot the rooms while the house is still cool and save the yard for the last hour of light, when the sky turns and the pool lights come on.
Can you fly a drone on a hillside lot near Mulholland?
In most cases, yes. Airspace depends on the address, so we check each one before we fly, and our pilots work under an FAA Part 107 license. On a hillside lot the drone is how a buyer sees the slope, the privacy and the view the street hides.
Does a big yard with a pool and a court take longer to deliver?
No. Photos and drone from one visit are in your inbox the next morning, and the listing video takes 2 to 4 business days. A bigger lot means a longer day on site, not a later delivery.
Which Woodland Hills neighborhoods do you cover?
We cover Woodland Hills, from the Warner Center side of Ventura Boulevard to the hillside streets toward Mulholland Drive, and Tarzana, Canoga Park and West Hills around it.
Over the line: Calabasas, West Hills and Encino
